We are a Penrith estate agent focused exclusively on sales of houses around Penrith, the Eden Valley and the North Lakes. We do not handle commercial work or lettings and we are not surveyors. We have one objective: to put one of our "Sold" signs outside your house!

When you ask us to sell your house, we ensure that our whole sales team visits the property so they can talk confidently about it to prospective purchasers.

Our no sale no fee service includes:

  • clear, simple and concise sales brochures, with internal photographs and floor plans
  • accompanied viewings
  • house details published on our web site, Rightmove and On The market
  • mailshot to prospective purchasers on our database
  • licensed NAEA estate agent
  • members of The Guild of Property Professionals
  • prime office location and Park Lane, London office

 

Lettings

We also offer a comprehensive letting service including:

  • Advice in the preparation of the property for let including EPCs, Landlord Gas Safety Check and Electrical Checks
  • Local and web advertising
  • Accompanied viewings if required
  • Receive applications and take up references
  • Preparation of Tenancy Agreement, Inventory and Condition Report
  • Collecting and holding deposits including registration with the Tenancy Deposit Scheme

 

For management we also:

  • Collect and distribute monthly rent payments
  • Checking tenants into the property and dealing with any issues arising during the term of the tenancy
  • Quarterly property inspections
  • Check out inspections
  • Any deposit negotiations and distribution of deposit monies

Our fees are as follows:

FEES TO TENANTS

Before you move in:

On signing the tenancy agreement you will be required to pay 1 month's rent and the deposit, aquating to 5 weeks rent

During your tenancy:

TENANCY AMENDMENT FEE, where requested by the tenant £48 (inc. VAT)

EARLY TERMINATION OF TENANCY, where requested by the tenant  £480 (inc. VAT)

Plus an rent due under the terms of the signed tenancy agreement

DEFAULT FEE - replacement of lost key/security/safety devices  £48 (inc. VAT)

Plus any actual costs incurred

DEFAULT FEE – unpaid rent 3% over base for each date that the payment is outstanding and applies to rent which is more than 14 days overdue

Please note that applications will not be processed until the property has been viewed and we have received proof of ID: A passport or driving licence together with proof of current address in the form of a utility bill or bank statement (under 3 months old)

FEES TO LANDLORD

FULLY MANAGED

Set up Fee: Agree the market rent and find a tenant; prepare particulars; marketing the property; accompanied viewings; interviewing; taking up references and preparation of tenancy agreement; collection of first month rent and deposit; protection of deposit via The Tenancy Deposit Scheme  £480 (inc. VAT)

Monthly management fee: Collect and remit initial month’s rent, less set up fee; collect and remit the following monthly rents; pursue non-payment of rent and advise on rent arrears; deduct monthly commission; Advise all relevant utility providers of changes; undertake a minimum of two inspections per year and notify the landlord of outcome; arrange routine repairs and instruct contractors; hold keys throughout the tenancy.  14.4% (inc. VAT) i.e. 12%   (plus VAT)

For example, if the rent is £500 pcm our monthly fee will be £72 which will be deducted from the rent and the remaining balance paid to the landlord via Faster Payment.

LET ONLY

Inventory & Schedule of Condition    £144 (inc. VAT)

Tenancy Renewal Fee - at landlord’s request      £72 (inc. VAT)

Deposit Disputes – dealing with matters arising and liaising with TDS       £48 (inc. VAT)per hour

Legionaires’ Disease – if requested    £60 (inc. VAT)
